Hill Country ADU Builder

From Boerne to Fredericksburg, New Braunfels to Wimberley — we build luxury backyard living spaces designed to complement the Hill Country landscape.

Built for the Land

ADUs That Belong in the Hill Country

The Texas Hill Country demands a different approach to building. Rolling terrain, limestone geology, and a tradition of craftsmanship mean your ADU needs to be designed for the land, not just placed on it.

Whether you're adding a guest cottage on your Boerne acreage, building a vacation rental in Fredericksburg wine country, or creating a multigenerational home in New Braunfels, we bring the expertise to build on slopes, manage rural utilities, and deliver a structure that looks like it was always meant to be there.

Where We Build

Hill Country Towns We Serve

We build across five Hill Country counties. Here are the communities where our ADUs are making an impact.

Boerne

Kendall County — Just 30 minutes from San Antonio, Boerne combines small-town charm with growing demand for flexible living space. Popular for guest cottages and in-law suites.

New Braunfels

Comal County — One of the fastest-growing cities in Texas. Strong rental market driven by tourism (Schlitterbahn, river recreation) makes ADUs a smart investment.

Fredericksburg

Gillespie County — Texas wine country and one of the state's top tourist destinations. Short-term rental ADUs here can command premium nightly rates year-round.

Kerrville

Kerr County — Retirement-friendly community with acreage properties. ADUs are popular for aging-in-place suites and guest houses for visiting family.

Dripping Springs

Hays County — "Gateway to the Hill Country" between Austin and the wine trail. Growing community where ADUs add versatility to ranchette-style lots.

Wimberley

Hays County — Artistic, nature-focused community on the Blanco River. Vacation rental ADUs thrive in this weekend getaway destination.

Hill Country ADU Questions

Can I build an ADU on a rural Hill Country property?

Yes. Many Hill Country properties in unincorporated county areas have fewer zoning restrictions than city lots, making ADUs easier to permit. Key considerations include septic system capacity (or new septic installation), well water availability, and county setback requirements. Elbow Room handles these rural-specific requirements.

Do Hill Country ADUs need septic systems?

It depends on your property. Properties within city limits (Boerne, New Braunfels, Fredericksburg) typically connect to municipal sewer. Rural properties in unincorporated areas usually require septic. If your existing septic system has capacity, your ADU can connect to it. Otherwise, a new or upgraded system may be needed. We assess this during site evaluation.

How much does an ADU cost in the Hill Country?

Elbow Room ADUs in the Hill Country start at $50,000 for a Studio and range up to $250,000+ for a full Residence. Rural properties may have additional sitework costs for utilities, septic, or grading on sloped terrain. We provide transparent, all-inclusive pricing during your consultation.

Is the Charles model designed for the Hill Country?

The Charles — our Hill Country Cottage model — was designed specifically to complement the traditional Texas Hill Country aesthetic. It features a gabled roof, optional stone accents, and a covered porch that feels right at home on a Boerne or Fredericksburg property. It's our most popular model in the region.

Can I use a Hill Country ADU as a short-term rental?

The Hill Country is one of the strongest short-term rental markets in Texas, especially in Fredericksburg, Wimberley, and Dripping Springs. Regulations vary by municipality — Fredericksburg has specific STR permitting, while unincorporated county areas are generally more permissive. An Elbow Room ADU is built to full residential code and is rental-ready from day one.
