Every Elbow Room project starts with a comprehensive quote that includes everything: design, permits, materials, labor, and finishing touches. When you sign your contract, that's the price you pay. Period.
This approach requires us to be meticulous in our planning and honest about what things cost. It also means you can budget with confidence and sleep soundly knowing there won't be surprise invoices at the end.

Why is your pricing fixed when most contractors give estimates?
Traditional contractors use estimates because they haven't fully planned the project before starting. We invest significant time upfront in detailed design and planning, which allows us to commit to a fixed price. This protects you from the cost overruns that plague most construction projects.
What could cause my price to change after signing?
Very little. The only situations where pricing might adjust are: discovering unexpected underground conditions (rock, high water table), changes you request after contract signing, or municipality requiring unusual modifications. All potential adjustments require your written approval before proceeding.
When do I pay?
We use a milestone-based payment schedule: a deposit at contract signing, payments at foundation completion, framing completion, and final walkthrough. This ensures you're only paying for completed work and protects both parties.
How accurate is the online configurator pricing?
The configurator provides budget-range pricing that's typically within 10% of final quotes. Actual pricing depends on your specific site conditions, municipality requirements, and final design selections. We'll provide a precise quote after your site consultation.
Do you offer payment plans or financing?
We don't offer direct financing, but we've partnered with lenders who specialize in ADU projects. During your consultation, we can introduce you to financing options including home equity loans, construction loans, and HELOCs.
