What is the loft used for?
The loft creates additional functional space above the main floor — ideal for sleeping quarters, a reading nook, home office, or storage. It adds usable square footage vertically without expanding the building footprint, making it especially valuable on smaller lots.
Why isn't the Jane available as a Studio?
The internal loft requires sufficient floor area and ceiling height to be functional and safe. Studio footprints (128-192sf) are too compact to accommodate the loft structure, access, and code-required clearances. The Jane starts at Suite size (320sf) where the loft adds genuine value.
How long does it take to build a Jane?
Suites typically take 14-16 weeks and Residences 18-22 weeks from permit approval. The loft and taller framing add some complexity but don't significantly extend the timeline. Permitting timelines vary by municipality.
