We're able to build custom-quality ADUs at reasonable and transparent prices by sticking to a system that works efficiently and predictably.
We've thought of every detail so that you can sign on the dotted line and step away with peace of mind until the final hand-over day.
You may love what you see, but still want to change just one or two things to make it perfectly designed for you. So, we've created 3 levels of customizations so you can determine where you fit.
You'll pay the online price, plus costs for upgrades.
This is our base level package.
You choose:
Size, model, amenities, colors, and interior package.
You may also:
Upgrade exterior materials, select an upgraded interior package, remove a window, remove an interior wall, add a deck, or add stairs.
You'll pay $2000 to create a new plan set, as well as the costs of the upgrades.

We accept a limited number of bespoke builds each year. What's the difference between bespoke and custom? The design may be original, but it has a familiar feeling to the Elbow Room brand. You have specific dimensions or unique elements that go beyond tailoring existing components. You agree to use our select vendors for materials, as well as bathroom and kitchen elements.
Please give us a call or send us a message to begin the conversation. If it sounds like your project is a good fit, we'll start with a $5,000 design fee. You'll have a total of 4 hours of design time to create and revise your plan with one of our architects. Then, we'll propose a quote based on your design using materials from our select vendors.
Our process remains the same. Once you've approved the design, we'll take it from there. It's our job to manage the project from end to end. If you choose not to move forward with the build, you can keep the plans to use as you wish.
