Our goal is to present you with the most inclusive price as possible. Our price is accurate up to the point where your property starts to differ. Ask most builders for a price and you'll get the building. Plus, additional quotes for the plans, the permit set, permitting, the city fees, the trenching. Those come later, frequently one at a time.

One-year workmanship warranty plus transferrable warranties.
Warranty Support
Final walk-through and completion list. Professional cleaning and keyless entry installed.
Completion
Complete electrical system, lighting fixtures, outlets, switches, and through-wall AC installation.

There is a possibility that we may uncover site specific issues that require additional costs to comply with you municipality.
Some of these fees include, but are not limited to: side-walk fees, TAPS plans, environmental studies, etc.
Upgrades to electrical panels, temporary electrical poles, additional electric meters, additional water meters are separately priced. Utility company charges, including electric service design, infrastructure upgrades, temporary power, and site-specific connection fees assessed by the utility are not included.
Breezeway or exterior hall ways required by HOA for approval.

Extra Costs Explained
Steep slopes, rock, driveways, or high water tables may require additional foundation work, utility trenching, or permitting requirements.. We assess this during the initial site visit.

Completion walk-through, punchlist cleared, keys in your hand, warranty begins.
Project Complete
Framing, electrical, plumbing and HVAC roughed-in and inspected
Rough-In
Slab foundation poured. The moment your ADU becomes real.

All approvals in hand. Design finalized, engineering stamped. City sign-off.
