Permitting costs more in Austin due to additional regulations and work hours that it takes for approval. Most properties require several non-standard permitting fees and costs.
For the sake of simplicity, transparency, and planning, we have an additional upfront permitting price of $6,000 that encompasses these costs. It's added to the base price of the Elbow Room for builds in the City of Austin within the initial proposal.

We restore the construction area, but new landscaping, fencing, or pathways are separate projects.
Landscaping
Upgrades may be required by the city such as electrical panel upgrades or water meter upgrades.
Optional Upgrades:
Exterior materials such as stone, cedar, traditional stucco, or decorative accents, as well as, decks, small sheds, changes to doors and windows, changes to interior walls, or ultra-premium interior packages.
Upgrades
Steep slopes or high water tables may require additional foundation work. We assess this during site visits.
Tree work, septic systems, drainage, major site prep, and special engineering may also create extra costs.
Difficult Site conditions
There is a possibility that we may uncover site specific issues during the permit review that require additional costs to comply with you municipality.
In San Antonio, some of these fees include, but are not limited to: side-walk fees, TAPS plans, environmental studies, etc. The City of Austin has a flat fee to cover non-standard fees and additional permit work.
Some HOAs may require a breezeway or exterior hall for approval.
