Extra Costs Explained
ADU & Studio: What's Not Included
Every backyard is different. Here's what can vary and who decides it. We price what we can at your site visit, and nothing gets added without your approval.
Your property. Steep slopes, rock, driveways, or a high water table can call for extra foundation work, trenching, or permitting. We assess this at your first site visit.
Your city. Some lots come with municipal requirements we find during permit review, like sidewalk fees, TAPS plans, environmental studies, or retro-permitting. HOAs occasionally add their own, such as a required breezeway.
Your utility company. Your electric and water providers decide what it takes to serve your property, and they bill you directly. This can include service design, infrastructure upgrades, temporary power, and connection fees. Panel upgrades, temporary poles, and additional meters are priced separately.
Your choices. Exterior materials like stone, cedar, or stucco. Decks and small sheds. Changes to doors, windows, or interior walls. New landscaping, fencing, and pathways are separate projects, though we always restore the construction area.
