The Hidden Side Of Building An ADU

The world of backyard building is nuanced and requires a lot of know-how in new construction on existing property.  ADUs, granny pods, guesthouses, backyard offices, personal yoga studios and gyms, pool houses, and mini-homes are all the rage.  Everybody wants one and there are a million ways to get one.  Cities around the nation are loosening up their municipal ordinances to make it easier to manage.  It’s also a system that changes from place to place and modifies frequently.

Most people do some heavy research before committing to a plan for building their ADU. Selecting the plans are just the first step!  There are considerable costs outside of the plans and materials, even for pre-fabricated structures.  Getting those plans ready for permitting and HOA approval is a cost frequently  overlooked.  Elbow Room is skilled at getting your building approved.  Experience and persistence are two factors that help us get you on your way. We also build your ADU from the groud-up, just like you would for an actual house.

Elbow Room includes the foundation as part of the purchase price.  A solidly engineered and permitted plan comes with every Elbow Room foundation.  Pier and beam is the most frequently requested foundation type.  We also handle electrical and plumbing.  Customers will need a separate quote for electrical and plumbing connections, because those costs are difficult to standardize.  We still coordinate those elements to keep everything flowing until it’s fully finished.

Many backyard structures are subject to the same rigorous regulations as typical new construction.  They add tremendous value to residential properties, so they have to meet high standards for livable spaces.  Elbow Room hires the best crews that we‘ve rigorously vetted for their quality and commitment.  And we ensure that every step is taken to care for your home and backyard so that the build runs smoothly.

A lot of coordination is required to deliver materials on time and determine a labor schedule. Even with best laid plans, there are bound to be a few bumps in the road. Elbow Room has a detailed plan for building your structure that prohibits little things from becoming big issues. There is always one main point of contact to address your concerns.
